Strictly Enforced – No Exceptions
By booking and occupying this property, the primary guest agrees to all house rules and accepts full responsibility for the conduct of all occupants and visitors.

1. Occupancy & Access
Only registered guests listed on the reservation are permitted on the property at any time.
No parties, events, gatherings, or visitors are permitted under any circumstances.
Violation may result in immediate termination of the stay without refund.

2. Check-In / Check-Out
Check-in: 3:00PM
Check-out: 11:00 AM
Unauthorized early check-in or late check-out is prohibited and may result in additional charges.

3. Noise & Disturbances
Quiet hours are 10:00 PM – 8:00 AM.
Excessive noise, complaints from neighbours, or law enforcement involvement at any time constitutes a material breach of this agreement and may result in immediate eviction without refund.

4. No Smoking / No Vaping
Smoking or vaping of any kind is strictly prohibited inside the home.
Evidence of indoor smoking will result in professional remediation fees charged to the guest.

5. Parking & Septic System – MATERIAL CONDITION
Parking is permitted ONLY in the driveway.
ABSOLUTELY NO PARKING ON THE GRASS at any time.
The property is serviced by a septic system. Parking on the grass may cause significant and costly damage.
Any violation of this rule will result in immediate fines, repair costs charged to the guest, and potential termination of the stay.

6. Septic & Plumbing Use
Guests acknowledge the home operates on a septic system.
ONLY toilet paper may be flushed.
No wipes (including “flushable”), paper towels, feminine products, diapers, or foreign objects.
All plumbing damage or service calls caused by misuse will be charged to the guest.

7. No Pets
No pets or animals of any kind are permitted unless explicitly approved in writing prior to arrival. Unauthorized pets may result in additional fees and/or termination of the stay.

8. Property Condition & Damage
Guests agree to maintain the home in good condition and report damage immediately.
The primary guest is financially responsible for all loss, damage, or excessive cleaning required during the stay, whether caused by the guest or any occupant.

9. Cleaning & Checkout
The home must be left in reasonable condition. Excessive mess, stains, garbage, or odors may result in additional cleaning fees charged through Airbnb.

10. Outdoor Areas, Waterfront & Wildlife
Use of all outdoor, waterfront, dock, and surrounding areas is at the guest’s own risk.
Guests acknowledge the presence of Florida wildlife and assume all associated risks. Children must be supervised at all times.

11. Weather, Storms & Hurricanes
Guests acknowledge Florida’s weather conditions and agree to comply with all evacuation orders or emergency instructions issued by authorities.
No refunds will be issued for weather-related events beyond the host’s control.

12. Security & Surveillance
Guests may not disable, tamper with, or obstruct any security or safety devices. Doors and windows must be secured when leaving the property.

13. Enforcement & Termination
Any violation of these house rules constitutes a material breach of the rental agreement and may result in:
• Immediate termination of the stay without refund
• Additional fees or fines
• Charges for damages or professional services
• Removal of guests from the property
